Paul calls man's spirit the inward man. Peter calls man's spirit the hidden man of the heart. ( 1 Peter 3:4).
In many places when the Bible speaks of the heart, it is speaking of the spirit. This is the real man. It will help you in believing and in your faith to think like that. In the New Testament, whereever the word heart is used, substitute the word spirit and you will get a clearer picture of what the Bible is talking about. It is the spirit of man that is born again.
As far as the sin nature goes, I don't see any other way to interpret it. You see, Jesus took upon Himself the nature of spiritual death, that we might have Eternal Life. Jesus said in John 5:24 I say to you, He that heareth my word and believeth on him that sent me, hath everlasting life, and shall not come into condemnation; but is passed from death unto life.
Jesus came to redeem us from spiritual death. Adam was banished from the Tree of Life through rejecting God's Word. According to Rev. 2:7, all who now accept and obey the Word of God are brought back to the Tree of Life.

Hebrews 9:11-15
11*So Christ has now become the High Priest over all the good things that have come. He has entered that great, perfect sanctuary in heaven, not made by human hands and not part of this created world. 12*Once for all time he took blood into that Most Holy Place, but not the blood of goats and calves. He took his own blood, and with it he secured our salvation forever.
13*Under the old system, the blood of goats and bulls and the ashes of a young cow could cleanse people’s bodies from ritual defilement. 14*Just think how much more the blood of Christ will purify our hearts from deeds that lead to death so that we can worship the living God. Hebrews 10:5-18

1John 4:9&10
9*God showed how much he loved us by sending his only Son into the world so that we might have eternal life through him. 10*This is real love. It is not that we loved God, but that he loved us and sent his Son as a sacrifice to take away our sins.
