"That which is born of the flesh is flesh; and that which is born of the Spirit is spirit."
When one is born again, they are born again spiritually. Their spirit is born again.
We are three part beings though. We have a body (flesh), a soul (mind, will, emotions), and a spirit. A born again Christian's spirit is made clean and sealed until the day of redemption (after Christ's second coming).
However, our souls and our bodies (flesh) are still corrupted and tainted by sin. Our souls are in the process of being saved (sanctification to be technical). God has made a covenant with those who are his to guard and keep their souls. Our sanctification is a process though that happens during the whole of our life in Christ. We can allow evil things into our soul (mind, will, emotions) when we aren't walking wisely in this world. Our flesh though, it is totally rotten, there is no saving it. "The flesh profits nothing." When Jesus returns, we aren't getting new souls, but we are getting new bodies. That's because souls are savable/redeemable but this flesh is not.
So, to answer your question (paraphrased), "how can someone have the Holy Spirit yet have a demonic gift?" It's the same as how a person can have the Holy Spirit and still have that corrupt sin nature in them too that is totally rotten. The sin nature is crucified because of Christ, but it still squirms and fights and causes all manner of evil in our lives. Yet, the Holy Spirit, in the temples that are our bodies, dwells right alongside that. Likewise, demonic things (which were defeated by Christ on the cross) can still find ground to exist in our flesh and our souls (mind, will, emotions) if we let them in. The problem is, we often don't know all the ground rules for these kind of things, and things like this can be let into our lives without us knowing. Also, those whom we are under in terms of authority (parents of kids, guardians) can also allows these things into our lives.
Our bodies are temples. The Temple in Jerusalem had three distinct parts, the Outer Court (flesh), the Inner Court (souls), and the Holy of Holies (spirit). The Holy Spirit dwells in a person's spirit. The Holy Spirit can and will strike down enemies of God if they try to enter the Holy of Holies (or anyone who is not permitted for that matter, there are obviously exception in the Old Testament scriptures though), but it is our job as keepers of our temple to keep the Inner Court and the Outer Court as free from God's enemies as we can. The Lord does not leave us to this alone though, if we will just ask for help. But, the fact remains that our enemy can come into either one of the courts, especially if we invite them. They are persistent too, once they get in, they will do everything in their power to resist being kicked back out.
I've known a few people that have inherited clairvoyant abilities through birth alone. they have had their "gifts" as long as they can remember. What they have is certainly not a gift from God.
The first step in solving a problem, is identifying that there is a problem, and then discovering what exactly it is and why it's there.
